One of the most effective ways to save money is through preventative maintenance. Regular inspections and timely repairs address minor issues such as cracks and small potholes before they worsen. For instance, crack sealing and sealcoating are cost-effective measures that shield your asphalt from water infiltration, UV damage, and oxidation. These processes significantly delay the need for expensive full-scale replacements. By investing in parking lot asphalt repair in Independence, MO, property owners can avoid budget overruns and ensure their surfaces remain functional and safe for years to come.

To maximize the benefits of preventative maintenance, consider implementing the following strategies:

Regular Inspections: Schedule biannual inspections to identify early signs of wear and tear.

Crack Sealing: Address cracks immediately to prevent water penetration and foundation damage.

Sealcoating Application: Apply a protective layer every 2-3 years to shield against environmental factors.

Drainage Improvements: Ensure proper drainage systems to reduce water pooling, which accelerates asphalt degradation.

           2. Enhanced Property Value Through Professional Restoration

A well-maintained parking lot enhances the overall value of your property. Customers, tenants, and visitors perceive professionally restored asphalt as a sign of reliability and care. Parking lot pavement restoration in Blue Springs, MO. not only improves aesthetics but also ensures compliance with local regulations and safety standards. A smooth, durable surface reduces liability risks associated with accidents caused by uneven pavement or potholes.

This investment pays dividends by attracting more business opportunities and minimizing potential legal liabilities. For commercial properties, a pristine parking lot serves as a first impression for clients and customers. It communicates professionalism and attention to detail, fostering trust and loyalty. Additionally, businesses with well-maintained parking lots often experience higher tenant retention rates, as tenants appreciate the convenience and safety of a properly functioning space.

           3. Extending Asphalt Lifespan with Strategic Repairs

The longevity of your asphalt depends on strategic and timely interventions. Techniques such as overlays and patching restore structural integrity without requiring complete reconstruction. These methods are particularly beneficial for aging parking lots that show signs of fatigue but are still salvageable. By addressing issues early, property owners can extend the lifespan of their asphalt surfaces by several years, maximizing their return on investment.

Overlays, for example, involve applying a new layer of asphalt over the existing surface. This process smooths out imperfections and restores functionality, frequently at a fraction of the cost of a full replacement. Patching, on the other hand, targets specific areas of damage, such as potholes or deep cracks, to prevent further deterioration. Both techniques require expertise to ensure proper application and lasting results.

Potholes are pesky indentations in your asphalt. This blog explores how to identify, prevent, and tackle potholes in your parking lot.

Maintaining a parking lot seems like a routine chore, echoing the monotony of daily tasks to be completed. But tucked away in the seemingly mundane task lies a critical aspect that's easy to ignore: potholes. These pesky indentations in the asphalt can spell disaster for your business's aesthetic appeal, customer satisfaction, and, not least of all, the safety of those navigating your lot.

Here is a look into how to identify, prevent, and tackle potholes in your parking lot efficiently and effectively.

Causes and Factors Contributing to Pothole Formation

Several factors contribute to the formation of potholes. Climate plays a significant role; for example, in colder weather, water can freeze and expand under the pavement, leading to cracks and, eventually, potholes. The type of soil, inappropriate materials during pavement construction or maintenance, and heavy or repetitive stress from vehicles are also contributors. Neglected and unrepaired cracks in the asphalt serve as an entry point for moisture and can turn into potholes if not addressed.

           Impact of Potholes

Safety Hazards for Vehicles and Pedestrians

Potholes pose a significant hazard for vehicles and the people driving or walking near them. A deep pothole can cause a vehicle to lose control, leading to accidents. For pedestrians, potholes can be a trip hazard, especially if they're hidden underwater, in snow, or in darkness.

           Negative Impact on Aesthetic Appeal

Potholes are visually unappealing and a telltale sign of a lack of maintenance, which can tarnish the image and attractiveness of your business or property. A well-kept parking lot, on the other hand, conveys professionalism and care for customers' safety and comfort.

           Potential Legal Liabilities

Business owners can be held liable for accidents or damage when it is shown that potholes are a known issue and not addressed in a reasonable timeframe. This could lead to lawsuits, settlements, and increased insurance costs.

           Preventive Measures

           Proper Drainage System Installation

Ensuring that your parking area has a proper drainage system is one of the essential steps to prevent the formation of potholes. Good drainage allows excess water to be carried away quickly, reducing the risk of water accumulating under the pavement.

           Regular Sealcoating and Crack Filling

Sealcoating provides a protective layer that guards against the penetration of water, oils, and other substances, which can cause the asphalt to weaken. Regularly filling cracks can prevent them from turning into potholes.

           Implementing a Routine Maintenance Plan

A well-devised maintenance plan that includes periodic inspections can help you catch potential potholes early. Timely repairs significantly reduce the chances of small problems escalating into major ones.

Remove any debris or loose material from the pothole.

Fill the hole with coarse aggregate or gravel to stabilize the hole and provide a solid foundation.

Add a binding agent such as tar, cut-back asphalt, or an emulsion to hold everything together.

            Lay the Patching Mix:

Finally, lay the new pavement mix and compact it thoroughly to prevent air pockets.

Asphalt Overlays and Their Benefits

An asphalt overlay is a cost-effective and durable solution for repairing and maintaining asphalt parking lots. Learn more in this blog.

If you own a parking lot, you know how important it is to keep it in good shape. A parking lot is more than just a place for customers and employees to park their cars. It is also a reflection of your business, your property, and your brand. A parking lot that is cracked, potholed, or faded can deter potential customers, lower the value of your property, and damage your reputation.

An asphalt overlay is a cost-effective and durable solution for repairing and maintaining asphalt parking lots. This blog post will explain what an asphalt overlay is, how it works, and what are its benefits when used for parking lots.

           What Is an Asphalt Overlay?

The application of a new layer of asphalt over an existing pavement surface is known as an asphalt overlay. The thickness of the overlay varies depending on the pavement's condition and needs. Typically, a conventional asphalt overlay has a minimum thickness of 2 inches.

How Does an Asphalt Overlay Work?

An asphalt overlay works by installing new asphalt over your existing surface, restoring the smoothness, strength, and appearance of the pavement surface. This new surface seals the cracks and prevents water from penetrating the base layer, which can cause further damage and deterioration. An asphalt overlay can be applied to any type of pavement, such as roads, parking lots and, driveways.

What Are the Benefits of an Asphalt Overlay for Parking Lots?

An asphalt overlay improves the condition and appearance of your parking lot. Whether you own a commercial property, a residential complex, or a public facility, you can benefit from an asphalt overlay in many ways. Here are some of the advantages of an asphalt overlay for parking lots.

Extend the Lifespan of Your Parking Lot

An asphalt overlay acts as a protective shield, renewing the surface integrity of the parking lot. It is a layer of asphalt that is applied over the existing pavement to cover cracks, potholes, and other signs of wear and tear. Through the application, you can prevent further damage and deterioration of your parking lot and extend its service life by 5 to 10 years.

Enhance the Curb Appeal of Your Parking Lot

A smooth and even surface can make a positive impression on your customers, tenants, or visitors. An asphalt overlay can restore the original color and texture of your parking lot, making it look more attractive and inviting. A well-maintained parking lot can also increase the value of your property and boost your reputation.

Improve the Safety and Functionality of Your Parking Lot

Cracks and potholes can pose a risk to drivers and pedestrians, as well as damage vehicles and tires. An asphalt overlay can eliminate these hazards and create a safer environment for everyone. An asphalt overlay can also improve the drainage and traction of your parking lot, reducing the risk of flooding and skidding.

Save Time and Money With an Asphalt Overlay

An asphalt overlay is a quick and easy process that can be completed in a matter of hours or days, depending on the size of your parking lot. An asphalt overlay does not require extensive excavation or removal of the existing pavement, which means less disruption to your business operations and less waste disposal costs. An asphalt overlay is also cheaper than a full-depth reconstruction.

As you can see, an asphalt overlay is a smart investment for any parking lot owner who wants to preserve, enhance, and optimize their pavement. If you are interested in an asphalt overlay for your parking lot, it is important to consult with a professional paving contractor before making a decision.

Tips To Extend the Life of Your Asphalt Pavement

Asphalt pavement is not immune to wear and tear. But you can do many things to extend the life of your asphalt pavement. Discover a few tips.

Asphalt pavement is a durable and versatile material used in a wide variety of applications, from roadways and parking lots to driveways and walkways. However, like any other material, asphalt pavement is not immune to wear and tear. Over time, it can be damaged by exposure to the elements, heavy traffic, and other factors.

The good news is that you can do many things to extend the life of your asphalt pavement and keep it looking and performing its best for years to come. Discover a few tips.

           Keep It Clean

One of the best ways to protect your asphalt pavement is to regularly sweep and clean up debris, such as leaves, dirt, and rocks. Debris can trap moisture and lead to cracks and other damage.

           Patch Cracks Immediately

Water is one of the biggest enemies of asphalt. When water seeps into cracks, it can weaken the pavement and cause further cracking and damage. Patching cracks immediately prevents water from infiltrating the pavement and causing further damage.

Asphalt is also susceptible to oxidation, a chemical process that breaks down the asphalt binder. Oxidation can cause the pavement to become brittle and more susceptible to cracking. Patching cracks immediately helps to prevent oxidation from occurring.

           Seal It Regularly

Seal coating creates a protective barrier on the pavement's surface, sealing cracks and preventing water, chemicals, and other harmful elements from penetrating. This helps to protect the pavement from weathering, oxidation, and other forms of damage.

Seal coating can also improve the skid resistance of asphalt pavement, making it safer for vehicles and pedestrians. Moreover, seal coating gives asphalt pavement a fresh, new look. It also helps to reduce the visibility of cracks and other surface imperfections.

           Control Drainage

Adequate drainage systems, such as properly designed gutters, curbs, and drains, prevent water from eroding the base materials beneath the asphalt. Erosion can weaken the foundation, leading to cracks, potholes, and uneven surfaces. Effective drainage minimizes erosion, maintaining the stability and integrity of the pavement.

           Control Weeds

Weeds can damage your asphalt pavement in a few ways. First, they can trap moisture and lead to cracks and other damage. Second, their roots can penetrate the asphalt and cause it to break down. Third, weeds can release acids that can damage the asphalt. To control weeds, apply a pre-emergent herbicide in the spring and fall.

           Limit Heavy Traffic

Asphalt pavement is designed to withstand substantial loads and traffic, but excessive or prolonged heavy traffic can lead to various deterioration and damage, reducing its longevity. One of the primary benefits of limiting heavy traffic is the reduction of wear and tear.

Heavy traffic, especially from large vehicles like trucks and buses, can cause accelerated wear and tear on the pavement surface. The constant pressure and friction can lead to the development of cracks, potholes, and other forms of structural damage. By limiting heavy traffic, the impact of these damaging forces on the pavement is minimized, thereby reducing the rate of deterioration.

           Repair Damage Immediately

If your asphalt pavement is damaged, repair it immediately. The longer you wait, the worse the damage will become. There are a variety of asphalt repair methods available, so choose one that is right for your needs.

           Hire a Professional Paving Contractor

Temperature and Asphalt: A Guide

Asphalt has made its mark as a durable and versatile construction material. Yet it isn't immune to the elements. Learn how weather influences asphalt.

Asphalt, widely used in road construction, driveways, and parking lots, has made its mark as a durable and versatile construction material. Yet, like any other material, it isn't completely immune to the elements. Temperature plays a pivotal role in determining its longevity. But how exactly does weather, from scorching heatwaves to frigid polar vortexes, influence asphalt? Let's dive deep.

           The Science Behind Asphalt

Before exploring the effects of temperature, understand what asphalt is. At its core, asphalt comprises a mixture of aggregates (like sand, gravel, or crushed stone) and a black, sticky substance known as bitumen. This combination results in a sturdy material that can withstand significant traffic loads. However, the bitumen, which acts as a binding agent, is sensitive to temperature variations.

           The Impact of High Temperatures

In regions where the sun's rays can raise the mercury to high levels, asphalt can face several challenges:

             Softening:

Bitumen tends to get softer in high temperatures. As the asphalt softens, it loses its rigidity, making the surface more susceptible to rutting, especially in areas with heavy traffic.

            Oxidation

: Prolonged exposure to UV rays can lead to oxidation, making the asphalt brittle. Brittle asphalt can lead to surface cracks, which can grow and multiply if not addressed promptly.

             Oil Evaporation:

High temperatures can cause the essential oils in the asphalt to evaporate. This not only makes the asphalt dry but also reduces its flexibility, increasing susceptibility to cracking.

           The Impact of Low Temperatures

Cold climates pose a different set of challenges for asphalt:

            Contracting and Expanding:

As temperatures drop, asphalt contracts. When temperatures rise again, it expands. This constant contraction and expansion cycle can lead to surface cracks. These cracks can allow water to seep in, further exacerbating the problem.

            Freeze and Thaw Cycle

: Water, as we know, expands when frozen. When water finds its way into cracks and then freezes, it exerts pressure on the asphalt, leading to more significant cracks or even potholes.

            Loss of Flexibility:

Cold temperatures can make the bitumen less flexible. This reduction in flexibility can cause the asphalt to crack under the pressure of heavy loads, especially if the foundation isn't strong.

The Impact of Temperatures In Between

It's not just the extremes that affect asphalt. Areas that experience fluctuating temperatures, swinging between hot and cold within short duration, can be especially challenging. The rapid changes don't give the asphalt adequate time to adjust, leading to accelerated wear and tear.

The Tips for Ensuring Longevity Despite the Weather

While we can't control the weather, certain measures can be adopted to enhance asphalt's durability:

            Proper Installation

: It all starts with the right installation. Ensuring the correct mixture of materials and ensuring proper compaction can make the asphalt resilient to temperature changes.

            Sealcoating

: Applying a sealcoat can act as a protective layer against UV rays, preventing oxidation. It also provides a waterproof barrier, ensuring that water doesn't seep into the cracks.

            Timely Repairs

: Addressing cracks and damages promptly can prevent them from worsening. Using crack fillers or patching up areas can save costs in the long run.

            Drainage

: Proper drainage ensures that water doesn't stay on the asphalt surface. Stagnant water can seep in, leading to a multitude of problems, especially in colder temperatures.

Asphalt, while robust and durable, remains at the mercy of fluctuating temperatures. Recognizing the challenges that different weather conditions present can help in adopting measures to prolong its lifespan. Proper maintenance, timely interventions, and understanding the science behind asphalt are crucial steps in ensuring that your pavement, whether it's a bustling highway or a quiet driveway, remains in top-notch condition for years to come.

Parking Lot Uneven? Why This Might Happen

Why is your parking lot uneven? Take a look at the top reasons for this asphalt issue and what you can do about your parking lot's uneven surface.

Why is your parking lot uneven? Did your company's paved lot go from a neat, clean, even layer of asphalt to dips, sags, or pits—and you're not sure what happened? Take a look at the top reasons for these asphalt issues and what you can do about your parking lot's uneven surface.

           Asphalt Parking Lot Installation

It all starts with installation. A poorly installed parking lot won't stand up to the test of time or your customers' cars. Without adequate compaction, the parking lot could sag or sink unevenly with wear. The base layer materials and the asphalt surface products require proper compaction. Without a base that is firm and compact (the materials are pressed down tightly), anything on top of it could shift.

The materials for the base layer and the composition of the asphalt on top can affect compaction and the evenness of your lot's surface. Voids left in the materials or air pockets, installation during the wrong time of year or temperature, the thickness of the asphalt product, and the temperature of the mix for your lot can all impact compaction.

A loosely compacted lot that sags due to installation issues may require a major renovation. If the initial installation was low quality or there are significant faults, contact a reputable asphalt contractor to assess the sagging or unevenness and address the problem. They may need to repave the lot or create a new base.

           Elements, Weathering, Age, and Erosion

Even though asphalt is a highly durable surface, it won't last forever. The rain, ice, cold, heat, and other weather or climate-related factors can affect the surface of your company's parking lot. Over time, the aggregate in the asphalt and the asphalt binder can erode and weather. As the outer layer wears away, the underlying aggregate becomes the surface and can dislodge (raveling).

Water, ice, and the freeze-thaw cycle can also cause erosion issues. The moisture can erode the surface and cause cracks, potholes, or other damage that results in an uneven surface. Likewise, temperature changes can cause the materials to shrink and expand, also resulting in potholes or unevenness.

A contractor could possibly fill and repair minor cracks and smaller potholes. But a quick fix won't solve a serious sag or major weathering damage.

If raveling is ravaging your parking lot, the contractor may need to remove and repave a large section of the asphalt. This can stop further damage and prevent additional erosion. The contractor may also need to repave areas with deep potholes, sagging surfaces, and issues that could spread to other parts of the parking lot.

           Asphalt Parking Lot Upheaval

This type of unevenness is the result of subgrade swelling. Frost heave is a common reason for this parking lot problem. Ice pockets can form under the surface as the temperatures go up and down (freezing and thawing the material under the top layers). The ice causes swelling and pushes the base upwards.

As the base pushes upwards, the top heaves and grows higher than the rest of the surface. While the surface can sometimes possibly self-correct as the general outdoor air temperature rises, this process can also cause cracking and other types of surface damage. Not only can upheaval cause serious damage, but it also poses a safety risk for anyone walking or driving in your lot. These potential results make it important to consult a professional contractor.

Cracks left behind allow water and ice to get below the parking lot's surface. This can add to the problem and make it more likely that the lot will grow uneven. To correct the problem, the contractor may need to repair parts of the lot or replace surface and base layers.

Common Asphalt Paving Mistakes You Should Know About

Asphalt paving is important in constructing and maintaining roads, driveways, and parking lots. It is a low-cost, long-lasting material that withstands heavy traffic and extreme weather conditions. But a few common mistakes can be made when paving with asphalt, leading to a weak surface that only lasts for a short time.

Here are some of the most common blunders to avoid when paving with asphalt.

           Inadequate Base Preparation

The asphalt surface will probably crack and get holes over time if it is not leveled or packed down well.

The base must be excavated to a specific depth and width before the asphalt can be laid. The base material should mix crushed stone, gravel, and sand to provide a stable and long-lasting foundation for the asphalt. Then, this material should be leveled and pressed down with a roller to make a smooth, stable asphalt surface.

           Using the Incorrect Asphalt Mix

The asphalt mix is made by mixing asphalt cement with a certain amount of aggregate, such as crushed stone, gravel, or sand. The ratio of aggregate to asphalt cement will change based on how the surface will be used and how much traffic it will get.

When the wrong mix is used, the surface becomes weaker and more prone to cracking and damage. A mix that is too heavy on aggregate and too light on asphalt cement, for example, will not provide enough stability and will crack under heavy traffic. A mix that is too heavy on the asphalt cement and too light on the aggregate, on the other hand, will be more prone to rutting and deformation.

           Not Properly Compacting the Asphalt

After laying the asphalt, it should be compacted with a roller. Compacting the asphalt removes air pockets and ensures a smooth and stable surface. Asphalt that has not been properly compacted is more prone to cracking and shifting.

Compaction should be done in multiple passes, beginning with a light pass to remove any air pockets, followed by heavier passes to ensure a smooth and stable surface. The installer should move the roller slowly to ensure the asphalt is properly packed.

           Leaving the Asphalt Unsealed

Sealing the asphalt will protect it from the elements and extend its life. A seal coat is a thin layer of asphalt that is poured over the asphalt. This liquid asphalt layer will shield the surface from water, oil, and UV rays.

If the asphalt is not sealed, it is more likely to crack and be damaged by water, oil, and UV rays. The seal coat should be applied a few months after asphalt installation to let the asphalt fully cure.

Not Using a Professional Asphalt Contractor

Hiring a contractor who isn't qualified or doesn't have enough experience can lead to bad work, a weak surface that doesn't last long, and even expensive repairs or complete repaving. However, a professional contractor will know how to prepare the foundation, use the right mix, pack down the asphalt, and seal it.

Working with a professional contractor ensures all permits and inspections are in place and that the work is done according to local rules and codes. They will also have all the tools and resources they need to do the job well and quickly.

Common Asphalt Damage and Solutions

While asphalt has numerous positive features, it is not indestructible. Read this blog to learn about common forms of asphalt damage.

Asphalt is popular for use in parking lots, driveways, and roads because of its durability and value for money. While asphalt has numerous positive features, it is not indestructible. Sometimes asphalt has problems. The major problem may be the sheer variety of damage the asphalt can sustain over time.

You can save a lot of time and money by recognizing problems early and fixing them right away. The following are the most common asphalt pavement problems and how to resolve them.

           Longitudinal Cracks

Asphalt longitudinal cracks, also known as linear cracks, are long cracks running parallel to the pavement's centerline or slightly off-center in the direction of asphalt application. Linear cracks may result from various factors, including:

            Pavement fatigue

            Asphalt shrinkage

            Wear and tear

            Poorly constructed joints

Longitudinal cracks are easily repaired by patching or sealing the area. Patching or sealing prevents water from seeping into the subgrade and causing additional damage. On the other hand, large cracks may require removing the asphalt and replacing it with an overlay.

           Alligator Cracks

Alligator cracks, also known as fatigue cracks, get their name from the many small crack patterns that resemble alligator skin. Fatigue cracks form when the asphalt base weakens. The cracks may also suggest poor drainage or too little pavement thickness.

Since alligator cracks may result from structural flaws, repair requires complete patching. Patching will strengthen and restore the surface's integrity.

           Raveling

Raveling occurs when aggregate particles separate from the asphalt surface. In addition to roughening the road surface, raveling reduces skid resistance, and the loose gravel poses a safety hazard to motorists.

Raveling can happen for many reasons, one of which is the incorrect mixing of asphalt aggregate.

As raveling primarily affects the surface of the asphalt, repair may require an overlay treatment to smooth and seal the road.

           Edge Cracks

Edge cracks develop in close proximity to the asphalt's outer edge, parallel to the road. Several factors contribute to edge cracking, including inadequate drainage, poor edge support, and poor sub-base quality. Trees and shrubs nearby can also cause edge cracks when they grow close to the surface, lifting the asphalt.

To remedy edge cracks, you may need to remove all growth and debris, improve drainage, and apply crack sealant. Reconstructing the edge to solve support problems may also help with the cracking.

           Potholes

Potholes are among the most common asphalt damage. Potholes are bowl-shaped holes in the asphalt layer that penetrate all the way through to the base. In addition to causing serious vehicle damage, potholes can pose a trip hazard to pedestrians.

Potholes occur when previous pavement damages, such as alligator cracks, worsen. The cracks allow water or dirt to enter the crack gaps, making them larger until pieces of asphalt become dislodged entirely as a result of weather conditions and vehicle loading.

The repair type depends on the pothole's size, depth, and severity. Patching with infrared energy, spray patching, or removing and repaving asphalt are some options.

           Depressions

Asphalt depressions are areas with a lower elevation than the surrounding surfaces. The depressions do not penetrate the asphalt.

Depressions in asphalt may indicate weak spots or a faulty structural foundation. Poor construction or a system that supports too much weight might be to blame.

Repairing asphalt depressions requires removing the affected area and replacing the subgrade. A full-depth patch follows the subgrade repair.

Damage to asphalt is always possible. Consequently, proper maintenance is essential to prevent asphalt damage from forming and spreading. Early detection is the best prevention. For more information about asphalt pavement problems and how to fix them properly to prevent further damage,

Water is one of the biggest enemies of asphalt pavement. Moisture can seep deep into the asphalt and cause the materials to break. The sand and gravel start to move and settle, which causes the pavement to crack. Inspect your pavement regularly for cracks and water damage. If you notice any problems, repair them as soon as possible to avoid further deterioration.

           UV Damage

The ultraviolet (UV) rays from the sun can also cause damage to asphalt pavement. The UV rays break down the materials in the asphalt and make the surface more susceptible to cracking and deterioration. To protect your pavement from UV damage, seal it regularly with a quality sealant.

           Potholes

Potholes in asphalt parking lots form when water seeps into cracks in the pavement and freezes. The expansion of the water causes the cracks to become bigger, which leads to chunks of asphalt breaking off. These chunks create a hole, or pothole, in the pavement.

You can fix this problem by patching the holes with new asphalt. However, if the damage is extensive, you may need to replace your pavement.

When oil and gas spill onto asphalt driveway and parking lot pavement, the oil seeps into the surface and weakens the materials. This issue makes the pavement more susceptible to cracking and deterioration.

To prevent oil and gas spill damage, clean the mess as soon as possible. Use a high-quality cleaner designed for asphalt to remove the oil and gas from the surface.

Ruts form when vehicles continually travel over the same spot on the pavement. Your pavement is more susceptible to ruts if it lacks adequate thickness or if you use incorrect asphalt mixes. Additionally, ruts may occur due to moisture damage or settling.

If you notice ruts in their initial stage, you can repair them by filling and overlaying the affected area. However, if the ruts are severe, you'll need to replace your pavement.

If trees or shrubs are next to your asphalt pavement, their roots can cause problems. The roots can grow underneath the pavement and lift it, which creates cracks and holes on the surface.

Watch the distance between the trees and your pavement to prevent this issue. If their roots already cause problems, remove the roots or mill out the affected pavement area.

           Improper Installation

Even the best quality asphalt pavement will fail with improper installation. Proper installation involves grading the surface correctly, preparing the subbase and subbase binding, laying the surface, and smoothing it out. If any of these steps are not done correctly, this can lead to premature cracking and deterioration.

Therefore, only hire a reputable contractor with experience installing asphalt pavement for a quality guarantee.

While you have a range of pavement choices, very few can match up to the aesthetics and durability of asphalt. However, many misconceptions about this kind of pavement deter some individuals from considering asphalt for their driveways. So before you write off asphalt as your go-to pavement option, discover the truth behind the common asphalt myths.

           Asphalt Is Not Durable

If longevity is your main concern, you can rest assured that with proper installation and maintenance, asphalt can serve you for decades without the need for replacement. However, several aspects, such as the frequency of use, dictate the asphalt lifespan. For instance, if you use your pavement frequently, the asphalt may wear away faster than the pavement you only use occasionally.

In the same way, the weight of the vehicles and the amount of traffic on the pavement may determine how long the pavement can serve you without signs of tear.

Luckily, you can maximize the lifespan of your asphalt by:

            Sealing asphalt every few years

Repairing cracks as soon as they develop

            Clearing snow and debris promptly

Also, let professionals inspect your pavement regularly. An asphalt contractor can identify and rectify problems before they escalate.

           Asphalt Is Not Eco-Friendly

Some decades ago, asphalt was associated with high-level carbon print emissions. However, the modern process of making asphalt is much more eco-friendly.

Modern asphalt requires less energy for production and construction, which means more resource conservation and environment-friendliness. Furthermore, asphalt is recyclable, which minimizes the need for new material production and promotes sustainability.

Additionally, manufacturers must now observe the set environmental regulations during the asphalt-making process.

           Asphalt Is Costly

Some property owners assume that this type of pavement is only suitable for big projects. The truth is that asphalt is quite affordable for both residential and commercial pavements. Although the initial cost of installing an asphalt driveway may seem expensive, the long-term benefits of asphalt outweigh the upfront cost.

First, as mentioned earlier, asphalt is durable. Therefore, you can stay for decades without worrying about pavement replacement costs.

In addition, you can reuse asphalt after milling. For instance, if you mill an asphalt parking lot that has reached the end of its lifespan, you can use the milled asphalt for a new driveway, and the quality will remain top-notch. This benefit reduces the cost of new asphalt installation.

Also, asphalt demands minimal maintenance, which cuts down on regular repair and maintenance costs.

           Asphalt Is Boring

Some individuals assume that asphalt only features one color. As such, the property owners feel that asphalt is not ideal for property owners who want an elegant and stylish driveway or parking lot. However, you can add color to your asphalt pavement with a dye that matches your style and preferences.

Also, you can choose from a wide range of asphalt textures, which also contributes to the beauty of your pavement. For a more creative pavement, you can opt for stamped asphalt, which involves impressing patterns on the wet asphalt using stamps.

DIY asphalt installation may sound like a cheaper option than working with a professional. Nonetheless, a professional eye and hand on the job will save you more than you spend. For instance, a professional will ensure that your pavement features the right thickness. The contractor will also ensure that the asphalt is compacted correctly to achieve durability and smoothness.

Additionally, a professional has the right tools and equipment for a successful installation process. Most importantly, working with an asphalt contractor reduces the risks of health hazards and injuries common with DIY projects.

Business owners significantly invest in the interior of their premises to enhance the overall appeal and leave a great impression on anyone who visits the premises. Unfortunately, most business owners neglect that the exterior carries as much impact as the interior.

As a business owner, you should equally invest in making the surroundings beautiful and appealing for a similar effect as the interior. Thus, pay attention to your driveways, parking lots, and other exterior features.

As you pave or replace your commercial parking lot or driveway, consider using asphalt. Read on to learn the key benefits of using asphalt for your business parking lot and driveways.

Asphalt parking lots are a better alternative for constructing your business parking lot and driveways than concrete. Unlike concrete, asphalt parking lots are more flexible and can expand and contract. The material is highly elastic, making it capable of withstanding harsh weather conditions for extended periods. Thus, the rate of deterioration of asphalt pavements is slower, even in areas with very hot or cold weather.

Parking lots and business driveways experience high daily traffic from huge trucks, vehicles, and other equipment. Their longevity depends on the materials used in their construction. Asphalt can withstand the wear and tear caused by heavy traffic, making it excellent for exterior use in commercial establishments. Moreover, asphalt also doesn’t require much care or maintenance, explaining why business premises are increasingly using this material.

Besides its smooth surface, asphalt looks cleaner than concrete and other construction materials. Furthermore, you can freshen the material with a unique coat of asphalt sealer, restoring its original state and appeal. Asphalt is also easy to customize to match your dream designs and decorations as it comes liquefied.

Asphalt parking lots and driveways are made from reclaimed asphalt pavement (RAP). This recyclable material is milled from the old asphalt that had initially attained its service life. The binder is used in RAP to minimize the amount of petroleum and virgin asphalt used in making the material, which translates to fewer mining aggregates.

Other environmental perks for asphalt parking lots and driveways include lower storm system basins and cooler asphalt temperatures. Besides, porous asphalt requires less energy during manufacturing, which significantly lowers the smoke, emissions, and odors released into the atmosphere.

Asphalt parking lot paving is an excellent choice for a more economical alternative to concrete and other construction materials. Besides the lower installation cost, asphalt saves you on overall lifetime maintenance costs for your asphalt paving and driveways.

The material is perfect for reducing the demand for storm sewers, eliminating a section of the local government impact expenses. Besides the quick installation costs and time, which allows business operations to resume quickly, asphalt parking lots also requires lower long-term maintenance and repair costs. Also, repair works such as cracks on asphalt paving can be quicker and less expensive to fix, especially when detected early.

A surface paved with asphalt is smooth, which reduces the chances of potholes and other road damage. Such a surface is safer and will translate to minimal vehicle or slips and falls accidents on your premises. Also, markers on asphalt surfaces are highly visible, which makes driving safer even in harsh weather. By making your pavement and parking lot safer, you protect your business against premises liabilities and associated costs.

Also, due to the asphalt's black color, the surface absorbs and retains heat compared to other surfaces. As a result, snow and ice on asphalt surfaces will melt more quickly to make the surface safer.

Questions About Home Buying, Asphalt Driveways, and Your Options

Are you buying a new home with an old asphalt driveway? Take a look at what you need to know about asphalt damage, repairs, replacements, and your options.

Are you buying a new home with an old asphalt driveway? If your real estate investment includes a less-than-desirable driveway space, take a look at what you need to know about asphalt damage, repairs, replacements, and your options.

Do You Always Need to Repair a Damaged Driveway?

The short answer to this question is yes. But this isn't the whole picture. While asphalt is a durable driveway material, it can crack or pit with wear, weather, and use (especially if this use includes road salt or other deicing products). What might seem like a few small cracks can eventually turn into a more serious issue. This makes it important to treat all damage — both minor and major — as soon as possible.

If your future new home's driveway has cracks, potholes, or even smaller-sized wear or damage, contact a qualified paving contractor. Homebuyers who want to factor in the cost of repairs or learn more about the extent of the damage will need a pre-sales inspection. Don't rely on a general home inspector to accurately assess the costs related to asphalt driveway damage or recommend repairs or replacement. Only a specialist should provide these services.

Failure to repair damage to an asphalt driveway could result in a much larger problem months or years into your new homeownership. Cracks won't stay put or stop. Instead, these issues are likely to grow and cause more problems for your driveway. If your potential home pick does have cracking, potholes, or other asphalt issues, prepare to repair or replace the driveway.

Can You Repair a Damaged Driveway?

You can repair some types of damage. Minor damage that hasn't spread is fairly easy for a qualified paving contractor to repair. A contractor can assess the issue and fill the cracks. They can also seal the driveway to reduce the risks of future damage and help to maintain a smooth, even surface.

Significant wear or damage may require more than just filler and sealant. Large potholes or a spider web of cracks may need a larger or more complex fix. If the contractor can't repair the driveway, they will need to replace it. While some companies may offer an inexpensive repaving service (covering the top, damaged layer with a fresh layer of asphalt), this won't always work and may leave the driveway vulnerable.

Unevenness, deep holes, and other similar issues may require a complete removal. After the contractor removes the top layer of asphalt, they may need to create a new subbase. This will help to even out the area and create a stable space for the asphalt.

Who Will Pay for the Repairs or Asphalt Replacement?

Your new home is your responsibility. Unlike storm damage to a roof, homeowners insurance won't pay for wear-related asphalt driveway repair. This means you will need to cover the costs of the repair or replacement.

If you haven't signed the sales agreement yet, the seller may help to or fully pay for the driveway. Some buyers use this type of repair or replacement issue as a bargaining tool during the real estate negotiation process.

Again, a general home inspector is not the right professional to provide a full report or evaluation of the asphalt. To learn more about the driveway, the true condition of the asphalt, and the repair or replacement costs, consult a paving contractor prior to purchasing your would-be future home. The seller may need to agree to a third-party estimate before you invite a contractor to their home or they may want to use their own paving company.

           Hire Reputable Asphalt Contractors

You need to hire only reputable asphalt contractors for asphalt paving needs. It would help if you asked for recommendations from friends and colleagues. You can also do thorough online research. Remember to check online reviews. Select companies that only have a majority of positive reviews.

It is advisable to do your due diligence. Ensure that the company you finally select is licensed and insured. The company also needs to have a solid team with all the necessary equipment to work on the project.

It is the only way to save costs because the job will get done correctly and adequately. Reputable asphalt contractors will ensure you get professional advice and services.

           Consider the Longevity of Asphalt

When you get a quotation, you may feel like a new asphalt surface is too expensive. As a property manager, you may decide to put the project aside or look for a less costly alternative. However, it would be best to consider the benefits and longevity of asphalt.

Your paved asphalt may last for over a decade if you hire professional contractors for installation and maintenance. After proper installation, you will not incur high costs for an extended period.

Make Time for Periodic Site Inspections

Periodic site inspections will save you a lot of money and time. However, for it to work, you need to have a plan. Ensure that you develop a plan of when you would like to have the periodic site inspections. You could do them monthly, quarterly, or semi-annually.

It is advisable to do the checks quarterly to note any puddles, small cracks, or anything that makes the paved area look bad. When you discover these issues early, you get the chance to do repairs or replacements before they turn into significant problems. Remember that the bigger the case, the more expensive it gets to do repairs.

           Invest in Preventative Maintenance

Preventative maintenance helps avoid risks or future concerns. One of the preventive measures that you can embrace is the seal coating. It is recommendable to do seal coating after every two or three years. It extends the lifespan of the asphalt.

After some time, you may realize that the asphalt pavement has some hairline cracks due to aging. The remedy is the seal coating. It makes the pavement look good and well maintained.

Seal coating also hinders oxidation. Oxidation is detrimental to the pavement because it makes it brittle. Brittle pavements can easily crack. Lastly, it saves you money because it extends the lifespan of the asphalt pavement.

Another preventative maintenance tip to consider is filling all visible cracks. Sealing the cracks prevents the penetration of water, which eventually gets to the base of the pavement. Water penetration damages the pavement and reduces its life span.

           Consider Routine Maintenance

As a property manager, you need to plan for some routine maintenance to ensure the asphalt is in good condition throughout the year. Professional contractors should be able to guide you through the essential customary practices.

Hire people to sweep and clear the pavement regularly as routine maintenance. It keeps the pavement clean and free of any debris. It also becomes easier to notice any cracks during regular maintenance.

Furthermore, it also helps if you regulate vehicles that use the pavement. When heavy trucks constantly use the pavement, they cause damage. You could hire people to divert incoming heavy trucks or put signage that keeps away any heavy tracks.

Asphalt paving is a popular option for most property owners today. Asphalt preference is attributable to cost-effectiveness, durability, simplicity, and appealing looks. However, the contractor you pick can make or break your asphalt project. To enjoy superior results, comply with regulations, and save time and money, you need to work with the best asphalt contractor.

With numerous options when choosing a contractor, how do you make the right choice? This guide explores the key tips to help you make an informed decision when hiring an asphalt contractor.

            Experience

Before you hire an asphalt contractor, ask how long they have been in the asphalt business. The answer will give you an insight into the experience levels of the asphalt contractor. A contractor who has been in operation for more than a decade has mastery of skill sets in different asphalt projects.

If you pick an experienced contractor, they have already handled many projects similar to yours. Over time, they have developed key techniques and solutions to guarantee top-quality workmanship. Apart from delivering exemplary results in record time, the contractor will also give you value for your money.

            Equipment

An asphalt project is a huge investment. As such, you want to ensure proper project execution for a long-lasting investment. For great results and durability, hire a contractor with the necessary professional equipment. An asphalt contractor should have paving equipment, including a skid steer, motorized asphalt roller, and paving machine.

If the contractor has the equipment, confirm they own the machinery. Contractors who lease equipment are susceptible to price fluctuations. An increase in equipment renting costs would translate to additional project expenses. To avoid such uncertainties, hire a contractor who owns the equipment.

            License and Insurance

Ensure the contractor you hire has valid business licenses and insurance. Avoid any asphalt contractor who is hesitant to show you a copy of these documents. Also, ensure the license is valid and specific to your state. Valid contractor's license guarantees the company has met all the requisites to operate the asphalt business.

Hire a contractor with insurance coverage to ensure you will not be liable for any damage or injury in the course of the project. The insurance coverage will protect the contractor's employees and your property in case of an accident. Ensure the contractor has auto liability, general liability, and worker's compensation coverage.

In most cases, unlicensed and uninsured contractors are cheaper than ones with valid licenses and insurance. However, the costs of doing business with an illegal or uninsured company will be astronomical.

            Reviews and References

To learn about the reputation and evaluate the contractor's previous work, look at reviews and ask for references. Read previous clients' feedback about the contractor online. Go through the positive and negative reviews to learn more about working with the contractor. Avoid contractors with multiple negative reviews.

Do you own or want to install an asphalt parking lot, road, or driveway in Kansas City, Overland Park, Olathe, Independence or surrounding area? If so, proper care and maintenance will keep your asphalt surface beautiful and safe for many years. To help you know what maintenance, repair, and upkeep you should do and when, it's important to understand a few asphalt terms. Here's a short guide to some of the most common and most important terms.

            1. Asphalt

What most people think of as asphalt is actually asphalt concrete. This is a mixture made up of three main parts: aggregate, binder, and filler. The aggregate (usually stone) is held together with the filler (often sand) by the use of a sticky binding agent. This asphalt concrete, though, is only the top layer of a multi-tiered approach to making a sturdy base.

            2. Base

The base of any asphalt pavement is a key part of ensuring it stays level and solid and that drainage works well. The rocky base is the foundation layer upon which all other asphalt layers are spread. It must be prepared correctly to support the weight and the use to which the asphalt will be subjected. Therefore, your base may need anywhere from a few inches of hard base to more than a foot.

            3. Binder Course

Asphalt pavement is made up of different layers. Between the lower base layers and the upper surface layer is the binder course. This layer helps distribute weight from the surface and ensures stability and durability.

            4. Crack Filling

A method for fixing larger cracks is known as filling. If the crack has already progressed to a point where a simple sealant won't prevent further erosion, it is filled with either a hot asphalt mixture or a cold mixture.

            5. Crack Sealing

Crack sealing, as its name suggests, involves sealing a crack to prevent any further moisture or debris from getting into it and making it worse. The crack is cleaned out and filled with the sealant material. Sealing is a cost-effective method for managing small cracks less than 3/4 of an inch wide. Crack sealing is the first, and most minimal, step in extending the life of asphalt.

            6. Milling

Milling pavement refers to the removal of the top portion of the asphalt layers. The sub-base is left untouched, providing a solid foundation to pour new asphalt without extra expense. The removed asphalt pieces are then recycled into new asphalt. In addition to removing severely damaged pavement, milling can also be used to reduce the height of overlaid asphalt.

            7. Overlay

An overlay is a cost- and time-saving method of repairing and refreshing asphalt. Rather than remove the existing asphalt, contractors can lay down (or overlay) a new layer on top of it. The contractors first assess and repair minor cracks and imperfections in the existing asphalt to provide a solid foundation on which they will pour new asphalt. However, if existing damage is too great, overlays won't work.

            8. Sealcoating

Sealcoating is a term you'll hear often as your asphalt ages. It's a commonly used method of refreshing asphalt by covering it with an emulsion that protects it from moisture and sun damage. Sealcoating refreshes the look of your asphalt by covering the aggregate that starts to show on the surface as the asphalt wears down. Asphalt owners should sealcoat their pavement every three to five years.

If you recently re asphalt paved your driveway, or sealcoated in Kansas City, Olathe, Overland Park, Independence and surrounding areas, don't fret when you see tire scuff marks. Tire scuffs are a common problem on newly built asphalt pavements and will disappear with time. Scuffing does not always imply poorly done construction or substandard pavement. Tire scuffs are pretty normal, and efforts to remove them will only ruin your pavement's surface.

Still wondering what causes the tire scuff marks on your asphalt pavement? Read on to discover the common causes of tire scuffing on new asphalt.

           1. Pavement’s Age

A pavement with freshly applied asphalt is prone to scuffing, especially when vehicles are given access before the installed pavement completely cures. Tire scuffing is particularly common in the first few months after application when the asphalt aggregate is still warm. After two or three months, the pavement becomes resistant to scuffs, and the existing tire scuffs vanish.

           2. Driving Habits

Some people's driving habits are quite poor. Habits such as executing sharp turns, hard braking, and speeding are notorious for creating skid marks and tire scuffs on a new seal coat. Engaging power steering in a motionless vehicle is another common cause of tire scuffing.

Cars with front-wheel drive mostly cause scuffing, especially when you turn the front wheels when the vehicle is idle. Fortunately, you can stop people's habits of dangerous driving on your pavement with several measures.

First, you can install security cameras and stop signs. Other methods to improve people's driving habits are speed humps and speed limit signs.

           3. Weight of the Vehicle

Newly laid asphalt pavement experiences traffic from heavy vehicles such as garbage trucks, RVs, cargo trucks, delivery trucks, pick-up trucks, vans and is vulnerable to tire scuffing. The weight from these vehicles lowers the traction between the asphalt and the tires and causes scuffing.

           4. Climate Conditions

Kansas City, Independence, Liberty, Overland Park, Blue Springs and surrounding area's have harsh climates. This leads to the need for asphalt maintenance. The time of the year determines how fast the asphalt cures. Contractors prefer to lay seal coating or asphalt at the end of summer or during the fall months for a reason. All types of asphalt aggregate need cool temperatures to cure properly.

When the ground absorbs moisture during warm weather, the asphalt's curing process slows down and makes the newly laid asphalt susceptible to scuff marks and other damages from external elements. Hot tires from vehicles arriving from the highway also cause scuff to the pavement, especially during hot weather.

           5. Types of Tires

Heavy tires found on pick-up trucks and big trucks are likely to create scuff marks more than a sedan or smaller vehicle tires. Low-profile tires are quite common nowadays. Unlike traditional tire designs, low-profile tires need more tire pressure, which causes them to leaves scuff marks on the pavement. Aggressive tire tread patterns also cause tire scuffing.

           6. Asphalt Mix Design

Asphalt mix design determines the effectiveness of the asphalt pavement to resist scuffing. If aesthetics are a priority, small aggregates result in a tight and smooth surface that looks good. Unfortunately, such pavement is prone to scuffing.

On the other hand, coarse aggregates are highly resistant to scuffs. However, most people don't choose coarse asphalt due to its rough appearance. A paving contractor will guide you on the asphalt type that suits your pavement.

           7. Construction Issues

Although construction issues hardly occur, they can cause tire scuffing when they happen. If the contractor fails to compact the pavement properly after laying the asphalt, tire scuffing is unavoidable. Also, if the contractor's equipment encroaches on freshly laid asphalt before it completely cures, the pavement will have scuff marks.

Luckily, the tire scuff marks don't last. They eventually fade as the asphalt ages. Contact

Properly installed asphalt is durable and can last many years. Proper installation of asphalt is especially important in harsh weather area's like Kansas City, Olathe, Overland Park, Shawnee, Independence, Blue Springs and surrounding area's. The longevity, however, is determined by how well you maintain the asphalt. Asphalt deterioration begins as soon as it is laid due to exposure to elements such as rain, ice, the sun's UV rays, and the weight of the vehicles parked on your pavement.

However, proper maintenance will keep at bay problems that can permanently harm your surfaces. Take swift action as soon as you see any bumps, potholes, line cracks, and breaks on the asphalt pavement to avoid pricier repairs. Here are a few more pro tips to help you protect your asphalt.

           1. Remove Any Debris

Always sweep up any rocks, leaves, or dirt on your asphalt. Debris can block drainages and impede the water's natural flow which causes it to stand. The pooled water then soaks into the asphalt pavement and softens it. The softened asphalt will then be more susceptible to potholes and cracks.

Regular sweeping of the pavement also allows you to keep track of any surface anomalies so you can take action before things get out of hand. Also, ensure that you clean any traces of household chemicals, oil, or gas immediately.

           2. Control Long Term Parking

As much as asphalt is durable, it's only suitable for normal parking. Parking for long periods can result in cracks and impressions due to the uneven distribution of the weight of the parked object. An easy way to remedy such issues is to place wide boards or plywood beneath support struts, jacks, or tires.

           3. Kill Weeds

It's easy to ignore weeds, but you shouldn't. Weed sprouts up quite fast, and they will be all over the place in a matter of time. What damages the pavement is the weed's roots as they spread underneath the asphalt pavement and create cracks. Water then finds its way into the cracks and mess up your asphalt.

           4. Watch Out for Excess Weight

Limit who uses your asphalt pavement. Very weighty equipment can break the asphalt. This means you should change traffic patterns for overweight vehicles such as loaded tractor-trailers, garbage trucks, heavy construction equipment, and delivery trucks. Such vehicles will exert a lot of stress on the pavement and indent it.

If the lot is for public use, there should be signage that prohibits access to such vehicles. Even a waste disposal service truck should not use a residential lot to avoid damage. If need be, allow the disposal truck access early in the morning when the asphalt is still cool.

           5. Regular Seal Coating

A seal coat every 24 to 36 months not only elevates the aesthetics of your asphalt pavement but also protects the pavement against water damage. A waterproof seal coating prevents water from seeping into the asphalt's sub-layers. The seal coat also fills small holes and cracks and keeps the aggregate intact.

           6. Stop Bad Driving Habits

How you drive on asphalt determines its condition. Bad driving habits such as turning the wheels when the vehicle is motionless presses tires into the asphalt and cause scuff marks or groves. Train yourself to make wide turns when the vehicle is still in motion. Sharp starts and stops are also habits you should stop to avoid scuffing the asphalt pavement.

           7. Repair Holes and Cracks in Good Time

Regular maintenance is necessary to increase the life of your asphalt pavement. Failure to repair minor imperfections such as holes and cracks might later necessitate pricier repairs or a new pavement altogether. Filling cracks and holes in good time keeps water or snow away and delays asphalt degeneration.

The What, When, and How of Commercial Asphalt Milling

If an asphalt overlay will not work for your particular case, then milling is an excellent alternative. Read this blog to learn more.

Commercial properties rely on their parking lots for both curb appeal and practical utility. Old, worn-out parking lots are not only unattractive, but they also pose safety hazards and potential legal liabilities. For these reasons,

maintaining your building's parking lot is an essential part of keeping your property in safe, usable condition.

All asphalt surfaces eventually reach the end of their useful lifespan, but you have multiple options for how to deal with a parking lot that's no longer safe or attractive. The simplest solution is an overlay, which involves installing a new

asphalt layer over the existing one, but this isn't ideal for every situation. If an overlay will not work for your particular case, then milling is an excellent alternative.

            What Is Milling?

Milling is a form of resurfacing that involves tearing up and reusing the existing surface. Milling is distinct from the overlay process, in which contractors install a new layer of asphalt over the existing parking lot surface. When you have

your parking milled, contractors will remove a significant portion of the upper pavement layer. The amount milled will vary based on the condition of the parking lot.

Milling has several advantages over other forms of asphalt replacement. Since you're replacing the entire upper layer of asphalt, you'll be restoring a smooth and fresh parking lot surface. Unlike adding a new asphalt layer, there's no risk

of previous imperfections impacting the new pavement. As long as your sublayer remains solid, milling can make your parking lot as good as new again.

Even better, milling is a highly sustainable form of renewal. If you remove only the upper layer, your contractor will haul the millings away for recycling and reuse. For deeper milling, you can reuse the remains of your old lot to form a

new base for your asphalt. Either way, none of the milled material goes to waste.

            When Should You Consider Milling?

Milling is a form of parking lot replacement, so it's not something you need to plan for regularly. If your parking lot has only minor or scattered problems, then spot fixes and patches might be a better solution. Likewise, parking lots

where most of the asphalt surface remains in good condition might be a better candidate for straightforward resurfacing without milling.

Milling your lot works best when the existing surface is essentially unsalvageable. This condition may occur because the pavement is well beyond its useful lifespan or because you've neglected existing damage. Adding a new layer of

asphalt might not solve severe problems, causing your new surface to look unsightly or fail more quickly.

This technique is also helpful when your parking lot surface is no longer perfectly even. Adding new pavement to the top of an uneven lot rarely solves the problem, while milling allows some degree of regrading. Deep milling to the base

or subgrade layers can even allow you to address drainage problems or other issues with the parking lot foundation.

How Can You Plan for Milling Your Parking Lot?

While milling offers many potential advantages, it's a significant project that may take some time and preparation. If you think your parking lot requires milling and resurfacing, your first step should always be to consult with an

experienced pavement contractor. They can evaluate your parking lot to determine if milling is necessary and, if so, the milling depth required to restore the surface.

Once the project starts, expect your parking lot to remain unusable for several days. The milled surface won't be safe to drive on, and your contractors will likely have heavy equipment in place for the duration of the milling and

resurfacing. You'll also need to remove any permanently parked vehicles from the lot while the work is underway.

Asphalt is a top choice for residential and commercial driveways due to its sleek black look, lower upfront cost, low maintenance, and durability. You can expect an asphalt driveway to serve you for 15 to 20 years when well-maintained.

However, factors such as heavy traffic, inclement weather, and inadequate maintenance can reduce your driveway's lifespan. Also, after years of use, your driveway may wear out and require replacement. Learn six signs it is time to retire your driveway and call asphalt experts to replace it.

           Extensive Cracking

Cracks emanate from moisture and water seeping into your driveway's foundation. Severe cracks, also called alligator cracks, resemble the rough skin of an alligator and divide your driveway into small broken parts. They show that your driveway is deteriorating.

If you notice one or two cracks on your asphalt, call an asphalt specialist to repair them immediately before they cause extensive damage and require expensive damage. Replacing the driveway is the best line of action if the cracks are wide and deep. Repairing bigger cracks is a short-term remedy, and you may still require to replace your asphalt in the long run.

           Numerous Potholes

Typically, potholes spring from unrepaired cracks and allow water to accumulate underneath your pavement. The water freezes and pressurizes the asphalt, causing it to crack, collapse, and create a pothole.

Potholes are detrimental to your driveway as they reduce usable parking spaces, damage vehicles, and cause safety concerns for your family and pedestrians. For instance, driving over a deep pothole can hurt your car's tires and suspension.

While you can repair a few potholes, large potholes throughout your driveway require replacement to maintain use and promote safety.

           Stagnant Water

With alligator cracks and huge potholes, your asphalt driveway may develop drainage problems. You may notice standing water, especially after heavy rains or snow. Also, your driveway may have drainage issues if it is uneven or sloped, causing water to pool in different areas.

Stagnant water intensifies cracks as more water makes its way into the asphalt's foundation and results in structural damage. The best way to rectify drainage issues on your asphalt is to install a new layer of asphalt.

           Faded Driveway

Asphalt driveways excite many homeowners with their sleek and smooth black color, which increases a property's curb appeal. However, as the asphalt ages, it may start to fade. Also, the sun's UV rays can discolor and weaken the driveway while increasing its susceptibility to potholes and cracks.

If your asphalt has lost its color and becomes unsightly, contact a professional to determine whether replacement is necessary. The professional can recommend seal coating to restore its color and increase its appeal or replacement if there is substantial damage to the driveway's structure.

           Lack of Resealing

Regular maintenance, including resealing your asphalt every two or three years, is fundamental to keep your asphalt looking great and prolong its lifespan. Resealing your asphalt helps to protect it from the elements, minimize repairs, and enhance its appearance.

If you haven't resealed your driveway in a long time, it may have suffered significant damage that warrants replacement. The cost of repairing it could be more than that of installing new asphalt.

           An Old Driveway

A driveway that has seen better days is a good candidate for replacement. After decades of daily use, exposure to weather elements, and harsh chemicals including engine oil and cleaning detergents, your driveway may be at the end of its life. You may experience a combination of the issues discussed above, from cracks to potholes and drainage issues.
